When Insulation Removal & Replacement Makes Sense

Insulation removal and replacement is the right call when what is in the attic is doing more harm than good: soaked from a roof leak, soiled by rodents or birds, smoke damaged, or packed down to a few inches. Adding new insulation over that only buries the problem. Taking it out also exposes the ceiling plane so every leak can be sealed properly.

How we remove it

A high-power vacuum pulls loose fill out through a hose into collection bags outside, so the material never travels through the house. Batts are bagged by hand. Old spray foam can be cut or scraped off when it has to go, which takes longer and costs more.

Things we watch for

Vermiculite, a pebbly gray-brown loose fill, can contain asbestos and is not something we disturb; it calls for testing and an abatement contractor first. We also note wiring damage from rodents and any roof leaks so they are fixed before new insulation goes in.

Then replacement

With the attic clean, we seal the ceiling plane and reinsulate with blown-in or spray foam to the R-value you choose.

Insulation Removal & Replacement Questions

Do I need to remove old insulation before adding more?

Not if it is dry and clean. Wet, moldy or animal-soiled insulation should come out.

What if I have vermiculite?

Leave it alone and have it tested. If it contains asbestos, an abatement contractor removes it before other work.

How long does removal take?

Many attics are cleared in a day, with reinsulation the same day or the next.

Is spray foam hard to remove?

Yes. It is cut or scraped by hand, which is why foam removal costs more per square foot.
